Your project has come too far to start again.
Now let’s find a smarter way to build it through our Project Reset
You've done the work. The design is developed, planning is done, and you're ready to build. Then the numbers come back, and suddenly the project feels out of reach.
An over-budget quote doesn't have to mean the end of your plans.
Project Reset brings together a committed team to challenge assumptions, explore smarter solutions and find the most viable path to construction — whether that means modifying your existing design or starting fresh with a clearer direction.
A structured preliminary agreement. A committed builder. A shared objective.
Why we created the Project Reset.
You've invested months, even years, developing your design & navigating the planning process. You're ready to build. Then the construction price arrives, and the numbers are nowhere near where they need to be.
It's a situation we've seen too many Newcastle and Lake Macquarie homeowners face.
So, how does a project get this far over budget?
There are three common reasons:
The design was developed around an estimate, not a detailed construction assessment (Most Common)
Planning and site constraints create unexpected costs
Construction costs change
The result? An approved build that feels further away from starting than ever.
And while the reasons may be understandable, you're left facing a difficult question: Do you compromise on the home you've designed, start again, or find a smarter way forward
Solutions.
-
Refine the design
Make targeted changes to layouts, building forms and specifications to reduce costs while retaining the design intent.
-
Simplify engineering
Work with your engineer to explore practical structural and engineering alternatives that improve buildability and cost efficiency.
-
Consider staging
Assess whether delivering the project in stages could make the overall investment more manageable.
-
Redesign with purpose
Where necessary, start fresh with a clearer understanding of construction costs and budget constraints.
The Sage & Stone Difference
When a project comes back over budget, identifying the problem is only half the battle. The real challenge is finding practical alternatives that improve the numbers without losing sight of what you set out to achieve.
Not every builder has the resources or appetite to revisit a complex design, investigate alternative engineering solutions and work through multiple iterations of pricing. It's often easier to present a quote and leave the homeowner to decide what happens next.
That's where we do things differently.
At Sage & Stone Projects, we enjoy solving complex construction problems. We look beyond the initial design, question assumptions and explore alternatives that might otherwise be overlooked. We understand that the best solution isn't always obvious, and finding it takes the right people, the right expertise and a willingness to work through the detail.
Your Reset Team.
Construction experience meets engineering thinking
Project Reset brings together a team of committed professionals, combining residential construction experience, creative problem-solving and an engineering-informed approach.
Joe — Builder
With more than 15 years in the industry, Joe brings a practical, creative and solutions-focused approach to residential construction. He looks for opportunities to simplify designs, explore smart substitutions and find more effective ways to build, without compromising the vision that made you fall in love with the design in the first place.
Project Manager, Charlie — Structural and Civil engineering background
Charlie brings a strong background in commercial structural and civil engineering to the preliminary stages of your project.
This adds another dimension to the way we approach cost and constructibility. Rather than accepting the original design as the only solution, we ask why things have been designed a particular way, investigate alternative approaches and work with the relevant engineers to understand where simpler, more efficient solutions may be possible.
Claire — A determined Builder’s Wife with an engineering background
With an engineering background and a hands-on role in the business, Claire brings another perspective to the way we approach over designed projects. She's passionate about finding solutions, asking the right questions and making sure homeowners have a clear understanding of their options.
A commitment from both sides.
Project Reset is built on a simple principle: finding the right solution takes commitment from both sides.
Our 2% preliminary agreement (based on your project budget) commits our team to investing the time, expertise and resources needed to understand the challenges, explore alternatives and find a viable path forward.
With a defined scope and structured 15–25 week programme, we're committed to working alongside you and your design team to get the project back on track.
We've helped homeowners navigate this exact situation before. Sometimes the answer lies in refining the existing design; other times, a fresh approach is needed.
This isn't another open-ended design process. It's a shared commitment to finding the best way forward.
Your Questions, Answered
-
Project Reset is designed for substantial residential projects that have progressed through design and planning but have come back over budget or need significant changes before construction can proceed.
If you've invested considerable time and money in your project but the numbers no longer work, we'll assess your situation and discuss whether Project Reset is the right approach.
-
The 2% deposit, calculated against your agreed project budget, engages our team under a preliminary agreement to work through the Project Reset process.
This commits our time, expertise and resources to reviewing your existing design and costs, investigating alternatives, coordinating with your design team and consultants, and progressing towards a viable construction proposal. The agreement sets out the specific scope, fees and payment terms.
-
No. Wherever possible, we work with your existing designer to refine the design and investigate opportunities to improve cost and buildability.
If a more fundamental redesign is likely to produce a better outcome, we can introduce one of our trusted design partners. The right approach depends on your project, budget and the opportunities identified.
-
We can guarantee that we’ll work with you to align your design, scope and construction budget, provided both parties are committed to the process.
Project Reset is built around a shared commitment to finding a realistic, buildable solution. We’ll provide honest cost advice, identify where adjustments may be needed and work through the available options with you. In return, achieving that alignment requires your involvement, approval of the proposed changes and a willingness to compromise where necessary.
The outcome is a project that is aligned with your agreed construction budget before you commit to building.
-
We work with your designer and relevant consultants to determine the appropriate approval pathway for any proposed changes.
Depending on the extent of the modifications, this may involve amending the existing development approval or pursuing another approval pathway. Council assessment timeframes are outside our direct control and may affect the overall programme.
-
Our target programme is 15–25 weeks, covering the initial review, design and cost optimisation, feasibility, detailed design development, approval modifications where required, detailed pricing and progression towards the Construction Certificate.
The actual timeframe depends on the complexity of your project, the extent of changes required, consultant availability, client decisions and external approval timeframes.
-
We begin to prepare documentation required to move towards construction.
Once the scope, costs and relevant approvals have been sufficiently resolved, we hold an in person pre start meeting to finalise contracts & run through the finer details of the project so that you feel confident starting your construction phase.
